This 7,700 sq. ft. adaptive re-use project’s objective was to take a derelict corner across from Victoria’s Royal Theatre and transform it into a vibrant cultural hub that enhances the arts district of downtown, anchors the urban neighborhood for the burgeoning residential population and promotes the talent of local businesses.
The two storey building was demised into four units, all leased to local entrepreneurs. Originally office space, the upper floor was converted into a rooftop restaurant that features an expansive south-facing rooftop patio with views of the heritage façade of the Royal Theatre. The ground floor was converted into three separate retail and office units with a core of common washrooms and shower facilities for tenant use. An architectural feature to note is the steel and glass covered stairway which serves as the main entrance to the second floor restaurant space.
