Hope Centre

Hope Centre in Sooke’s downtown core is a mixed-use development made possible
through a partnership between the Society of Saint Vincent de Paul of Vancouver
Island and the M’akola Housing Society. The project maximizes land use and density
in its urban location. The Centre includes 3,122 sq. ft. of commercial space and 14,982
sq. ft. of residential space which provides 25 units of affordable housing for at-risk
youth. A number of local First Nations artists are featured in two commissioned art
pieces in the building. Various sustainable and energy conserving initiatives were
incorporated such as ENERGY STAR® windows with low emissivity coatings, a
large overhang on the main floor to reduce solar gain in the summer months, low
maintenance factory painted fibre cement siding and storm water detention provided
on-site to retain water and minimize water run-off during heavy rain.

District of Highlands Community Hall

The new District of Highlands Community Hall is a versatile and elegant facility
aimed at serving the needs of Highlands residents. The District is a rural
municipality, and as such site servicing is minimal. To lessen the reliance on the
municipal infrastructure, the building makes use of green initiatives such as roof top
solar panels, a heat recovery unit and electrical occupancy sensors. Site drainage
is accommodated by a ground level garden storm water retention system, which
doubles as an attractive landscape feature. The building provides a measure of
emergency self-sufficiency by means of on-site water storage and an emergency
generator. Large building overhangs provide protection from summer heat loading
and winter rainfall. Concrete floors, pre-finished non combustible cladding panels
and metal standing seam roofing were incorporated in an understated manner so
the Hall will last well into the future.

Aura Townhouses

Nestled between green fields and picturesque valleys, the Aura Townhouses offer the
best of country “village” life combined with a modern, urban style. Three clusters of
five units back on to each other and create a house-like form that faces all directions.
A unique colour palette identifies the individual homes, and the unit clusters are
spun at different angles to create a random character. As all the parking is surface,
it was important to visually control the space through the use of carports which
cover over 50% of the stalls. This feature also creates a scale transition between
unit groups. The project is BUILT GREEN® to EnerGuide 80 standards and features
efficient gas fired hot water tanks, rain screen exterior wall systems, durable
hardiplank siding for easy-care maintenance, engineered wood truss roof system and
large double glazed ENERGY STAR® vinyl windows.

Village Walk

Village Walk’s exterior architecture offers contemporary appeal with traditional
influences that remain true to the neighbourhood’s historic surroundings. The
four-storey landmark building features progressive building technologies and was
designed and built to BUILT GREEN® Canada standards. The high quality exterior
consists of a combination of brick, concrete, wood, metal cladding and glass with
open air balconies and patios. Green initiatives include triple-glazed low emissivity
thermally-broken aluminum clad Pella wood windows, rain gardens that surround
the exterior to collect unused storm water, in-floor radiant heating, ENERGY STAR®
appliances and electric vehicle charging stations in the underground parking area.

Station Street Apartments

Station Street Apartments is a 94 unit rental building situated at the nexus of Jacklin
Road and Station Avenue in the municipality of Langford. The project responds to the
growing demand for rental properties in the Capital Regional District area. Station
Street Apartments offer the luxuries and conveniences of a condo lifestyle with
high quality amenities that include an elegant lobby, state of the art fitness centre
and secured bicycle storage. The project has studios and one and two bedroom
apartments with in-suite laundry, stainless appliances, extra large balconies and
spacious storage rooms.

2950 Jutland

2950 Jutland Road is a six storey Class AA office and retail building that sits on the
water’s edge on the Selkirk Waterfront. The building features curved architecture,
robust and high quality materials and an expansive glass curtain wall which
showcases stunning views of the Gorge Waterway. The main floor features retail
space and the upper floors accommodate office space and a pedestrian bridge
which connects to an adjacent building. Building amenities include underground
parking, secure bicycle storage and change facilities. This project is targeting LEED
Gold certification. The most notable green feature is the ocean loop exchange
system. This underwater geothermal system uses the water temperature from the
Gorge Waterway to aid in the heating and cooling of the building. Automatic blinds
work in conjunction with a solar sensor and are integrated with the building’s HVAC
system to help the building use less energy.

Historically speaking

The Commercial Building Awards were started in 1991 by a group of REALTORS® who were concerned that commercial development within the Greater Victoria area was not receiving the recognition it deserved.

The Commercial Building Awards competition is recognized among architects, builders and developers and the real estate community as a prestigious event dedicated to the advancement of excellence in construction and design. Because of its success, the Victoria Commercial Building Awards program is now being emulated by various real estate boards throughout BC and across Canada.
