Victoria International Marina
The Marina has been 30 years in ideation and is the first of its kind in North America. Purpose-built for large yachts, the project features a facilities building, a restaurant and 28 slips for superyachts. The Marina was built using sustainable materials and technologies including carpet tiles manufactured from fishing nets and custom furniture salvaged from deadfall wood sourced on Vancouver Island. The facility also features ongoing shoreline rehabilitation efforts including the introduction of new reef balls.

Sidney Community Safety Building
At three storeys tall and 26,000 square feet, the Sidney Community Safety Building is the largest public infrastructure project ever undertaken by the Town of Sidney. The facility includes an emergency communications centre, crew quarters and bays for firetrucks and ambulances. The complex also features a large training tower with a mock apartment. The ground floor is V-shaped for water runoff and is seismically post-disaster rated.

This is both a renovation and new construction project. The 1905 barn was seismically upgraded along with features to bring it to today’s conveniences and standards while respecting its heritage. The new build is two storeys with floor to ceiling smart glazed windows that darken the window tint based on sun intensity. All windows have been upgraded with today’s materials to make them as energy efficient as possible.

Portage West
Originally a motel, Portage West is now a renovated waterfront community located on the Gorge Waterway. The property is comprised of studio, one bedroom, one bedroom + den and three bedroom units with 4,300 square feet of commercial space. The property features an outdoor waterfront pool, outdoor kitchen and barbecue space, waterfront dock and has two designated outdoor pet areas.

Verdier House
Built in 1911 and designated of Heritage Importance in 2015, the house was converted into eight rental units after relocating the building to the opposite side of the property and adding a basement. The building was brought up to code with seismic updates while preserving architectural elements and heritage character. The original stone cladding was taken down and cataloged, the stained glass and wood windows were restored and then the stone was re-installed. Each unit is HRV energy efficient.

Island Views Condominiums
Island Views Condominiums consists of two contemporary buildings with a total of 14 units. The three-storey buildings are long and narrow. Strategic angling of the walls and balconies allows each unit a view of the Haro Strait. During construction a pedestrian path was restored to connect the buildings to a pre-existing path to the waterfront. All units have high efficiency triple-pane windows and HRV systems. The larger units have on-demand hot water and radiant in-floor heating.

OTTO
OTTO is a development that allows owners to choose between a condo, loft or townhouse. The complex takes its cues from the neighbourhoods that surround it. The exterior façade combines a material palette of natural cedar, architectural concrete, acrylic stucco and dark gray brick. The landscaping is designed to be low impact with raised bed garden plots and a central courtyard. OTTO was built using Built Green Canada sustainability practices.

Travino Landing
Travino Landing is a four-storey concrete and wood frame building with 46 units. The building has a unique roofline and uses long lifespan exterior materials. It is the second building on the South Island to use Acoustitech soundproofing, which eliminates a layer of concrete between floors, reducing building load and lumber. It is built to Green Gold High Density New Construction, with a rectangular shape that sits North/South for simultaneous heating and cooling. It uses central solar-assisted hot water and excess heat is sent to the underground parkade.

Radius at Royal Oak is a six-storey, 66-unit apartment building designed to invite the outdoors inside. The wood-frame development is built to Built Green Gold standard and takes a West Coast modernist approach to architecture.

Le Sequoia on Watkiss
Le Sequoia on Watkiss is a mixed-use 44-unit rental building. There are two office spaces on the main level with a mix of bachelor, one bedroom and two bedroom apartments above. The style, colour and name of the building were inspired by the neighbouring forests. The rocky sloping site presented a challenge, but with creative design the project fits into the site well.

The Jukebox
The Jukebox is a nine-storey, 215-unit condominium with 12 commercial retail units on the lower floor. The unique design features three glassed-in elevators which are highlighted by an innovative LED light show. The exterior finishes are modern and use metal cladding, porthole windows, coloured glass railings and a rounded turret.
