The 834 was designed to be downtown Victoria’s favourite new neighbour, with a green wall and attractive copper cladding outside, along with space-savvy interiors. It was developed with a west coast modernist-inspired design and generous shared spaces, proving that buyers don’t have to sacrifice value for looks. The 834 received rezoning and a development permit in the winter/spring of 2008 and launched to the public on May 2, 2009. It is an 82,000 sq. ft. mixed-use building with 14 storeys and 115 units. It is a steel, concrete and glass construction featuring ground floor retail space, townhomes facing onto Johnson Street and a penthouse condominium collection. While not built to a particular environmental standard, the project includes features such as a grey-water heat exchange system, secure bicycle storage, low E glazing, zero incandescent lighting, a wastewater attenuation system, use of low VOC materials, sustainable marmoleum flooring in select suites and Energystar® appliances.
The 834 has continued Chard Development’s central role in the re-development of Victoria’s north-end, which included Corazon on Cormorant Street in 2006 and The Juliet on Johnson Street in 2008. Upcoming Chard projects in Victoria are The Sovereign on Broughton Street and Duet in James Bay.
