The Pacific Centre Family Services Association’s key design goal was to create a welcoming and safe environment for clients. Inside there are private easy-to-find entries and clear wayfinding and multi-directional exits. Its two floors are connected by a bridge over a courtyard to reduce the building’s mass and provide a residential appearance.
On the outside, the wood frame building has expansive gable roofs that recall both First Nations longhouses and 20th century bungalows. Cedar siding and exposed fir timbers were used to celebrate the local tradition of craftsmanship and extensive landscaping helps create an atmosphere of safety, beauty and tranquility.
Located on the site of the old Tudor House Pub, the Tudor House Liquor Store provides a retail space equipped with a tasting bar and an upper mezzanine level multi-functional event space.
Inside the 9,000 square foot building, wood elements and a living plant wall are used to warm the industrial looking space. On the outside, a 21 foot glass accordion wall makes it a bold statement piece on the corner of Admirals and Esquimalt Road, signaling the potential of creative development in the area.
Leigh 14 takes a unique approach to combining commercial and residential space. Each unit is comprised of commercial space on the lower level and legal two bedroom residential suites upstairs.
This all-in-one approach allows small businesses to enter the market and become their own landlord.
The work at 1070 Joan Crescent retained and restored a 1913 residence and converted it into a visitor centre for the Craigdarroch Castle Society.
The project enhances the visitor experience by allowing better flow to the Castle and supporting functions such as ticketing, access to washrooms and a gift shop.
Character defining elements were kept during the conversion as the residence is listed on the City of Victoria’s Heritage Registry. Envelope upgrades were a substantial portion of the renovation work. The new addition also includes a green roof.
SunTerra Townhomes is a three storey, 24 resident townhouse complex located in Langford. The complex features West Coast architecture accented with stone, hardboard siding and low maintenance green space. Interior spaces have 9’ ceilings, large bright windows and vaulted ceilings in select bedrooms. Native plants, a patio area and a gated yard complete the outside of the townhomes.
Maddison is a four storey condominium building offering 18 residences and four penthouses. The building features traditionally inspired architecture with an articulated brick and stucco façade, classical detailed landscaping and triple-pane windows.
The building is targeting Built Green Silver designation.
Madrona at Dockside Green offers 49 below-market rental units across two, three storey buildings. The elegant building forms and materials respond to the marine, industrial and residential aesthetics of its surrounding area. Bright accent colours that reference industrial and port machinery are used in shared spaces of the buildings.
A number of green building strategies were adopted including the use of locally sourced building materials, a minimization of harmful chemicals in building materials, a sanitary sewer system with water reused for toilet flushing and irrigation and a connection to Dockside Green District Energy Utility to support the LEED Platinum Neighbourhood Development certification.
The Lakepoint One mixed use project is the first phase of the 30 acre Lakepoint District. The artistically designed 46-unit building features commercial and retail space on the two lower levels. The building includes a shared electric car charging station and bicycle and kayak storage.
Located just steps from Langford Lake and local shops, Lakepoint One is created to be part of the Lakepoint District.
Yello on Yates is a 209 residential unit apartment complex with ground level retail. Its unique design rises 16 storeys above Yates Street and steps down to 12 storeys above View Street. Brightly coloured awnings combine with randomly placed boxed architectural details to add visual interest and break up the building’s mass.
Environmental considerations include LED lighting, low flow plumbing fixtures and EnergyStar appliances.
Located in the Saanich Peninsula, this wood frame three storey mixed use building has an 1,800 square foot garage and storage area, 2,800 square feet of office, storage and laboratory space and a 2,300 square foot “farm worker” apartment.
Local materials were used extensively in the build to compliment the company’s commitment to environmental stewardship.
